In order for me to move ahead, I must complete the Duplex.

Here's what I need to do:

• New back porch - replace rotting timbers and decking and Tenant steps
• Install new kitchen
• Install new bathroom sink - new plumbing / toilet role / towel racks
• Reset front porch posts
• Patch & Paint garage fascia boards - Carpenter Bee damage
• Front yard - fertilize and mulch beds; trim boxwood bushes
• Side yard - plant drought-resistant plants and mulch
• Back yard - trim tree limbs, do something to neaten yard (plant pacasandra?)
• Other - replace door screen panels with holes in them
• Other - tuckpoint chimney and front porch brickwork

I've hired a coworker for the kitchen and bathroom and we've started on it, but due to his ill parent, that's stalled. He tells me he'll try to get to it while I'm on vacation this coming week...

But there's a good part. What a relief coming home from a weekend away (spent with a friend camping and clearing brush) to find it done. And not just 'done', but done very well: It looks great!
